Why grout darkens

Grout is cement-based and porous. Every mop cycle drives dirty water into the joints. Over 2–5 years the accumulation looks permanent — but it's still surface-bound and removable with the right chemistry and pressure.

What professional cleaning does

Alkaline pre-treatment, dwell, agitation with rotary brush, extraction with 800 PSI heated water, neutral rinse. The result: 90–95% of original grout colour restored on most floors. Followed by a penetrating sealer that repels future staining for 3–5 years.

When grout is truly gone

Crumbling on contact, missing chunks, cracked lines under 2mm from repeated stress, or mildew growth beneath the surface. In these cases removal and re-grouting (or colour-sealing) is the fix — not cleaning.

Colour sealing as a middle path

When cleaning restores structure but not colour (common on white grout that's yellowed), colour sealing bonds a uniform pigment coat over cleaned grout. Comes in matching or contrasting shades. Lasts 8–15 years.
