Post-construction cleaning is the difference between handing over a punch-list-ready project and one the client walks through with a Kleenex. Here's how the pros in the GTA think about it — three phases, honest pricing, and the drywall-dust reality no one tells you.
The three phases (and why one clean is never enough)
- Rough clean. During drywall/paint — bulk debris, big-item removal, sweep. $0.18–0.35/sq ft.
- Final clean. After trim and paint — every surface wiped, floors mopped, glass cleaned, fixtures polished. $0.45–0.85/sq ft.
- Touch-up clean. 3–5 days after final, before hand-over — fresh dust that settled from HVAC and traffic. $0.15–0.30/sq ft.
The drywall-dust myth
"One good vacuum and we're done" is wrong. Drywall dust is hydroscopic — it recirculates every time the HVAC runs, resettling within hours. That's why the touch-up phase exists. Skip it and you'll get callbacks.
What good post-construction crews bring
HEPA vacuums (not shop vacs), microfiber only (not cotton), extendable poles for high ceilings, non-abrasive glass cleaners for new low-E windows, and a checklist that includes screw-hole caulking spots and light-fixture insides.
