Hardwood, Vinyl, or Laminate: How to Care for Each
Three floors, three completely different maintenance rules. Get them wrong and you strip finishes, warp planks, or void warranties.

Hardwood, vinyl, and laminate all look similar under warm light — and get destroyed by opposite maintenance routines. Here's the short version of what each actually needs.
Hardwood
Sealed hardwood tolerates a barely-damp microfiber mop with a pH-neutral hardwood cleaner. Never use vinegar (dulls the finish), steam (delaminates the seal), or wax on polyurethane finishes (creates streaks). Professional buffing + recoat every 3–5 years extends life 20+ years.
Vinyl (LVP, sheet vinyl)
The most forgiving. Damp mop, mild soap, no abrasives. Modern LVP hates two things: rubber-backed rugs (yellow the vinyl) and standing water at seams (delaminates over time). Never wax LVP — it comes pre-finished with a UV coat.
Laminate
The least water-tolerant. A damp mop is fine; a wet mop kills laminate at seams within months. Never wax or polish laminate — the finish is fused. Use a laminate-specific spray, mist-and-wipe only.
When to call a pro
Deep scratches (hardwood: sand + refinish; LVP: replace plank), yellowing (sunlight damage — often not reversible), or gloss loss (professional recoat). We assess free before quoting.
Commercial floor care

Can steam mops be used on any floor?
No — never on hardwood or laminate. Vinyl LVP tolerates cool steam briefly; sheet vinyl can handle steam.
How often should hardwood be professionally recoated?
Every 3–5 years for high-traffic areas, 7–10 for bedrooms.
Is buffing the same as sanding?
No. Buffing polishes existing finish; sanding removes the finish and refinishes bare wood. Buffing is 1/4 the cost.
